A Suburb Of First Homes
Tax help shaped by how Barrhaven grows
Few parts of Ottawa have grown as fast as Barrhaven. Whole neighbourhoods like Half Moon Bay and Stonebridge have gone up in barely a decade, filled largely by first-time buyers and growing families. That shapes the tax work the area needs. A first home brings a set of credits and rebates that only apply once, and getting them right can be worth tens of thousands of dollars, especially on a newly built home where GST is baked into the price.
At the same time, Barrhaven households tend to be early in their family years, with new mortgages, young children, and the child benefits, childcare costs, and education savings that come with them. We prepare returns for both the first-home milestone and the busy years that follow, often for the same family as it grows.
Who We Help
The Barrhaven clients we work with most
First-time and new-build buyers
Barrhaven is full of people buying their first home, often a new build straight from the builder. That one event opens up the GST rebates on new housing, the home buyers' amount, and the FHSA and Home Buyers' Plan for the down payment. We make sure every rebate and credit you are entitled to is claimed and filed correctly. See our personal income tax service.
Growing families
New mortgage, new baby, daycare, and a first RESP: Barrhaven's family neighbourhoods run on all of it. We handle the Canada Child Benefit, the childcare deduction, RESP grants, and the spousal and caregiver credits, and we keep your benefits flowing by filing both spouses on time. More on personal income tax.
Moving up and selling
As families grow, many sell a first Barrhaven home and move up. We confirm the principal residence exemption is claimed properly, report the sale the way the CRA now requires, and check the residential property flipping rule if you owned the home less than a year. A clean sale keeps a move from turning into a tax bill. See tax planning.
If you also run a small business or do contract work from home, which is common in a young suburb, we handle the corporate or self-employment side of your return at the same time.
Buying Your First Home
First-home rebates and credits in Barrhaven
A first home is the single biggest tax event most Barrhaven households will see for years, and a new build comes with rebates that are easy to miss. Here is what is on the table.
The new first-time buyers' GST rebate
As of 2026, a new First-Time Home Buyers' GST Rebate can return the full 5% GST on a newly built home, up to a maximum of $50,000, for eligible first-time buyers on homes valued up to $1 million, with a reduced rebate up to $1.5 million. It applies where the purchase agreement was signed on or after March 20, 2025. On a new Barrhaven build, this is usually the largest single amount in play.
The GST/HST new housing rebate
Separate from the first-time buyer rebate, the long-standing new housing rebate gives back part of the tax on a new or substantially renovated home. In Ontario the provincial portion is worth up to $24,000, with a federal portion on homes valued under $450,000. Builders often credit these at closing, but the eligibility and the paperwork still have to be right.
The home buyers' amount
First-time buyers can claim up to $10,000 on line 31270, a federal credit worth up to $1,500. It can be split between spouses or common-law partners, as long as the total claimed for the home is not more than $10,000. It is easy to overlook in the rush of a first closing.
FHSA and the Home Buyers' Plan
You can save for the down payment in a First Home Savings Account, with deductible contributions up to $8,000 a year and $40,000 in total, and withdraw up to $60,000 from an RRSP under the Home Buyers' Plan. The two can be used together for the same home, which many Barrhaven buyers do not realize.
A first-time-buyer couple signs in mid-2025 to buy a newly built $700,000 home in Half Moon Bay. Because the agreement is dated after March 20, 2025 and both are first-time buyers, the new First-Time Home Buyers' GST Rebate can return the 5% GST on the home, up to the $50,000 cap. They each claim part of the $10,000 home buyers' amount for a combined credit of up to $1,500, and they fund the down payment from an FHSA and the Home Buyers' Plan together.
Figures are illustrative only and depend on your eligibility and the year's rules. The first-time buyer GST rebate has specific conditions and signing-date cutoffs, so the detail matters.
After The Keys
Tax breaks that come with a young family
The years right after a first home are when family tax breaks matter most, and several of them depend on simply filing on time and correctly.
- Canada Child Benefit: a monthly, tax-free payment based on family income, recalculated every July from your filed returns. Both spouses have to file to keep it coming.
- Child care expenses: generally deductible up to $8,000 a year for each child under 7 and $5,000 for each child aged 7 to 16, usually claimed by the lower-income spouse.
- RESP and education grants: the Canada Education Savings Grant adds 20% on what you contribute, up to $500 a year for each child.
- Family credits: spousal, caregiver, medical, and disability amounts that young families often leave unclaimed.

What To Gather
Documents we usually need
For a first home or a growing family, the closing paperwork matters as much as the slips. A good starting list:
- Your statement of adjustments and closing documents from the purchase
- The builder's purchase and sale agreement, with the signing date, for a new build
- Any GST/HST new housing or first-time buyer rebate forms the builder gave you
- FHSA, RRSP, and Home Buyers' Plan statements
- All T4 and T4A slips for both spouses
- Child care receipts and your children's details for benefits
- RESP contribution records
- If you sold a home, the sale documents and the dates you owned and lived in it
Barrhaven Questions
Common Barrhaven tax questions
We're buying a new build in Barrhaven. Can we get the GST back?
Often, yes, and there are now two rebates to look at. If you are first-time buyers and your purchase agreement was signed on or after March 20, 2025, the new First-Time Home Buyers' GST Rebate can return the full 5% GST on a new home valued up to $1 million, to a maximum of $50,000, with a reduced rebate up to $1.5 million. Separately, the long-standing GST/HST new housing rebate gives back part of the tax, with the Ontario portion worth up to $24,000. We confirm which ones you qualify for and make sure the claim is filed correctly. Start with our personal income tax service.
What is the difference between the new housing rebate and the new first-time buyer GST rebate?
They are two separate programs that can apply to the same home. The GST/HST new housing rebate has been around for years and is open to most buyers of a new or substantially renovated home, giving back part of the tax, with the Ontario portion capped at $24,000. The First-Time Home Buyers' GST Rebate is new, became law in 2026, and is only for eligible first-time buyers, but it is far larger: it can return the entire 5% federal GST, up to $50,000, on a qualifying new home. We work out the combined result for your purchase.
Can I use both my FHSA and the Home Buyers' Plan for the same home?
Yes. You can make a qualifying withdrawal from your First Home Savings Account and also withdraw up to $60,000 from your RRSP under the Home Buyers' Plan for the same purchase, as long as you meet the conditions for each at the time you withdraw. The FHSA has a lifetime limit of $40,000, with contributions of up to $8,000 a year that are deductible like an RRSP, while qualifying FHSA withdrawals come out tax-free. Used together, they can cover a large share of a Barrhaven down payment.
How do we claim the $10,000 home buyers' amount, and can we split it?
The home buyers' amount is claimed on line 31270 of your return for the year you bought your first qualifying home. It is up to $10,000 and produces a federal credit of up to $1,500. You can split it between spouses or common-law partners, but the total claimed for the home cannot be more than $10,000. We usually claim it for whichever spouse benefits most and make sure it is not missed in the paperwork of a first closing.
We had a baby this year. What changes on our return?
A few things. Filing both spouses on time keeps your Canada Child Benefit flowing, since it is recalculated each July from your returns. Once you are paying for daycare or a nanny, the child care deduction lets you claim up to $8,000 a year for a child under 7, usually on the lower-income spouse's return. It is also a good year to start an RESP, where the Canada Education Savings Grant adds 20% on contributions, up to $500 a year. We make sure all of it is set up and claimed.
We're selling our first Barrhaven home to move up. Will the gain be taxed?
Usually the gain on the home you live in is covered by the principal residence exemption, so it is not taxed, but you still have to report the sale on your return now that the CRA requires it. One thing to watch is the residential property flipping rule: if you owned the home for less than 365 days, the profit can be treated as fully taxable business income rather than an exempt gain, unless a life-event exception applies. We check this before you file so a move does not turn into an unexpected bill.
Do you serve all of Barrhaven, including Half Moon Bay and Stonebridge?
Yes. We work with clients throughout Barrhaven and the surrounding south end, including Half Moon Bay, Stonebridge, Longfields, Chapman Mills, Heart's Desire, and Old Barrhaven. You can see the other areas we serve across the Ottawa region as well.
